What is Planning Permission?

Planning permission or "planning consent" is the approval granted by your Local Authority to carry out building work. Although not all types of building work require permission, generally consent is required for "development" i.e. extensions, new houses or demolition. If there is any doubt as to whether permission is required please contact us for free advice.

In England planning applications are made to your Local Authority or "District Council" and consist of forms, drawings and covering letter. Once the Local Authority has received an application, a planning officer will be assigned to assess and make recommendations to the Planning Committee, who makes the final planning decision. From registration, the process should take approximately 8 weeks.

What are Building Regulations?

Building Regulations are the rules which set the minimum standard for building work and are administered by Building Control at the Local Authority. Most building works require a Building Regulation Application ensuring that the works meet local authority approval.

As with Planning Permission, the application consists of forms, drawings and any structural calculations. The drawings required are more detailed than those with planning applications and show materials, dimensions, construction details etc. Once approval has been granted, inspections are made by Building Control during various stages of construction to ensure that the work is carried out to the regulations.
